Rated Excellent on Rated PeopleBathroom Fitting by a local tradesperson
Bathroom fitting covers everything from stripping out a tired suite to installing the new one, along with the plumbing, tiling, flooring and electrics that go with it. If you need a bathroom fitter, we do complete refits and smaller upgrades for homeowners and landlords, from a family bathroom to a small cloakroom. One person looks after the job, so the work flows in the right order.
Most of a good bathroom is hidden. The waste falls, the pipe joints, the waterproofing behind the tiles and the boards under the floor decide whether the room still looks good years from now. We put our time into those parts, because they are what you cannot fix later without tearing it all out. The visible parts then go in on a solid base.
You choose the suite, tiles and fittings from wherever you like, and we fit them. Not sure about the layout? Send us a photo and the rough size, and we will say what fits, such as whether a bath, shower and WC will all work in the room, or whether a shower bath or a compact vanity unit suits you better.

What's included
What we can do: bathroom fitting
Every job is different, so this is a guide rather than a fixed menu. If you do not see what you need, ask.
Complete bathroom refits
Everything is stripped out and replaced, including replumbing and rewiring where the old work needs it. Walls, floor, suite, lighting, towel rail and ventilation are planned together so the finished room works as one.
Smaller upgrades
Not every bathroom needs gutting. We swap a basin for a vanity unit, replace a WC, change a bath, renew taps or refresh the walls and floor, and keep the rest. No job is too small to message about.
Strip-out and disposal
Old baths, basins, WCs, tiles, boards and flooring are taken out carefully and removed from site. Once the room is bare, we check the walls, floor and pipework properly before anything new is built back in.
Baths, including P- and L-shaped
Straight baths and P-shaped or L-shaped shower baths are fitted level on supported frames, complete with screens, panels and taps. Cast iron and steel baths are heavy, so we check the floor can carry them first.
WCs, basins and vanity units
Close-coupled and back-to-wall WCs, pedestal and wall-hung basins and vanity units are fitted and connected, with the waste and supply lined up properly. Anything fixed to the wall gets a solid fixing behind the board.
Towel rails, LED mirrors and extractor fans
We fit heated towel rails, LED mirrors, lighting and extractor fans, running the cable wherever it is needed. Bathrooms have set rules for where electrical items can go, and we confirm what applies to your job when we quote.
Wall tiling, panels and flooring
Walls are tiled or covered in waterproof wall panels, and floors are finished in tile, vinyl or similar. We prepare every surface first, because a flat, dry, well-fixed base is what makes the finish last.
En-suites and cloakrooms
Small rooms need careful planning. We install en-suites and downstairs cloakrooms with compact WCs, slim basins and corner units, and run the waste, water and ventilation so the room is practical as well as neat.
How it works
How a bathroom fitting job runs
Message us on WhatsApp
Send photos of the bathroom, including the bath, basin and toilet from the doorway, plus rough measurements. Tell us what you want from the new room, and what you like or dislike about the current layout.
Survey and free quote
We visit to measure, check the floor, walls, waste positions and ventilation, and talk through layout options. You then get a free, no-obligation quote that lists what is included and what you need to supply.
Strip-out and first fix
The old suite comes out and the room is stripped back to the bare structure. Floor repairs, supply and waste pipework, and cable runs go in now, before any boards or tiles hide them.
Boarding, tiling and flooring
Walls are boarded and made ready, tiles or panels go on, and the floor is laid. Adhesive and grout need time to set, so the suite goes in only once the surfaces are ready for it.
Second fix, testing and handover
The bath, WC, basin and fittings go in, taps and waste are connected, and every joint is tested for leaks. We seal, clean up, and show you the isolation valves before handing the bathroom back.
Pricing
What affects the quote
We do not publish prices because no two homes are the same. Here is what moves the number, so you know what to expect when you ask.
- 1
Room size and what is being replaced
A small cloakroom with a new WC and basin is a different job from a family bathroom with a bath, shower, vanity unit and heated towel rail. The number of items we fit and connect drives most of the work.
- 2
Moving the layout
Keeping the WC, basin and bath where they are is simplest. Moving a WC means relocating the soil pipe and waste fall, plus changes to floors or boxing in walls. The more the layout changes, the more first-fix work there is.
- 3
Condition of floor and walls
Soft or stained floorboards, uneven walls, old tiles stuck to the plaster and signs of past leaks all add work. We often cannot judge the floor until the old bath is out, so we point out the risks early.
- 4
Tiles, panels and finishes
Fully tiled walls take far longer than panels or a part-tiled room. Large tiles, patterns, mosaics, niches and tiled floors add cutting and setting out, and affect how much preparation each surface needs.
- 5
Electrical and ventilation work
A new extractor fan, lighting, a shaver socket, an LED mirror or an electric towel rail means cable runs and sometimes work at the consumer unit. We confirm what is involved and which rules apply to your job when we quote.
- 6
Access and what you supply
Upstairs rooms, narrow stairs and shared entrances affect how items are carried in and waste is taken out. Photos of the room, the pipes under the basin and rough measurements help us quote accurately before we visit.
Your type of home
Bathroom Fitting advice by property type
Older and newer homes throw up different surprises. Here is what we look out for.
- Victorian & Edwardian terraces
- Bathrooms are often later additions in a back extension or a converted bedroom, with floors that move and joists notched for old pipes. Solid walls hold damp, so tile adhesion and ventilation matter. We check joists and the floor structure before the new bath goes anywhere near the room.
- Georgian & period properties
- Check whether your home is listed or in a conservation area before altering pipework, floors or walls, and before ducting an extractor through an outside wall. Original lime plaster behind tiles may not take modern waterproof finishes well, so we advise on a backing board rather than sealing it in.
- Stone cottages & farmhouses
- Thick, uneven walls make fixing wall-hung items and LED mirrors a job for proper plugs and careful drilling. Sloping upstairs ceilings and low rooms limit where a shower or tall unit can go. Ventilation is often limited, so we plan an extractor route early.
- 1920s–30s semis & detached homes
- Many original bathrooms have a separate WC next door, which can be combined into a larger room by taking out the partition. We check what is in the wall first, as pipes and cable often run there. Tiles can hide hollow plaster, so we assess it before refitting.
- 1950s–70s estate homes
- Bathrooms are compact and standard in size, so smart choices such as a short-projection WC, a slim vanity unit or a shower bath make the room feel bigger. Original pipework is often still in place, and while the walls are open it is the best time to replace tired valves and joints.
- Modern & new-build homes
- Stud walls need solid fixing points, such as noggins or boards, behind basins, WC frames and heavy mirrors. Floors are often chipboard, which swells if it gets wet, so waterproofing and sealing matter. Tight dimensions mean checking waste outlets and the size of the new suite before anything is fixed.
- Flats & apartments
- Check the lease and building rules first, including working hours, lift booking and whether waste pipes or extractor ducting can be altered. A leak affects the neighbours below, so we take extra care with waterproofing, and we work out the route for carrying the old suite out.

Questions
Bathroom Fitting FAQs
How does a bathroom fitting quote work?
Quotes are free with no obligation, and the easiest way to start is a WhatsApp message with photos. Send the bathroom from the doorway, the pipes under the basin and a rough idea of the size. We will ask a few questions, usually visit to measure, and then give you a written quote setting out what is included.
How long does a typical bathroom fit take?
That depends on the size of the bathroom, the condition of the floor and walls, and whether the layout is changing. Replacing like for like is quicker than moving pipework and retiling everything. We give you an honest estimate when we quote, and tell you straight away if something turns up that changes it.
Can you fit a bathroom suite I have already bought?
Yes, you can buy the suite, tiles and fittings from wherever you like and we will fit them. Send us the product details or the delivery note first, so we can check the sizes, waste outlets and fixings suit the room before work starts.
Will you remove and dispose of my old bathroom?
Yes, strip-out and disposal are part of a bathroom refit. We take out the old bath, WC, basin, tiles and flooring and remove the waste. Tell us if you want to keep anything, such as a radiator, a cabinet or a cast iron bath.
Can you fit a shower over my bath?
Yes, a P-shaped or L-shaped shower bath with a fixed screen is the usual way to get a proper shower into a bath space. We check the water supply, the wall behind and the headroom first, so we recommend what will actually work in your room.
How long will I be without a toilet or bath?
We plan the order of work so you are without facilities for as little time as practical. If it is your only bathroom, tell us in your first message so we can plan around it, for example by keeping the WC working for as long as we sensibly can.
