Plumbing by a local tradesperson

Plumbing covers the water side of your home: supply pipes, taps, waste, toilets, showers, radiators and appliance connections. If you need a plumber for a leak, a replacement tap or the pipework for a new kitchen or bathroom, we take on that work for homeowners and landlords, from small repairs to bigger installations. No job is too small to message about.

Good plumbing is mostly about access and preparation. Finding where a leak starts, isolating the right section and using the correct fittings matters more than speed. We turn off the supply, protect your floors and check every joint for leaks before putting anything back, so you are not left with a slow drip a week later. That sounds basic, and it is, but it is what stops the second call-out.

Plumbing often runs alongside other work. Because we also fit kitchens and bathrooms and do tiling and electrics, we can handle the pipes, the fitting and the making good in one go, rather than passing you between tradespeople. Send a photo of the problem and the pipes around it, and we will tell you what we think is going on.

What's included

What we can do: plumbing

Every job is different, so this is a guide rather than a fixed menu. If you do not see what you need, ask.

  • Bathroom, kitchen and WC plumbing

Supply and waste pipework for sinks, basins, baths, showers and toilets, from a single new connection to the full set of pipes for a refit. We also fit WC cisterns, flush valves and fill valves.

  • Taps and mixers

Kitchen and bathroom taps, mixer taps and bath fillers are fitted and tested. Old taps are often seized in place, so we allow for the awkward work and fit new tap connectors and valves while we are there.

  • Leak finding and repair

Dripping joints, damp patches, weeping valves and ceiling stains are traced to their source and repaired. We isolate the leak, find the cause, fix the pipe or fitting and test it, rather than patching the symptom.

  • Waste pipes

Sink, basin, bath, shower and appliance waste pipes are fitted, rerouted or replaced with the correct falls and traps. Slow drains and smells often come from a poorly laid waste, which we can put right.

  • Washing machine and dishwasher plumbing

We fit isolation valves, water feeds and waste connections so a washing machine or dishwasher can be plumbed in or moved. A correct trap and standpipe avoid leaks and smells later on.

  • Radiators

Radiators can be fitted, moved, replaced or changed to a different size, with new valves and pipework to suit. We drain down only the section needed and bleed everything once it is refilled.

  • Power showers, pumps, tanks and immersion heaters

We fit and replace power showers, shower pumps, cold water tanks, hot water cylinders and immersion heaters, connecting the pipes and checking the flow. Tell us what you have now and send a photo of the label.

  • Underfloor pipework, valves and general repairs

We lay and connect water underfloor-heating pipework to its manifold. We also fit isolation valves and stopcocks so you can shut off the water to one fitting, and carry out general plumbing repairs that fit nowhere else.

How it works

How a plumbing job runs

  1. Message us on WhatsApp

Send photos or a short video of the problem, the pipes around it and any shut-off valve nearby. Tell us what it is doing, when it started and whether the water is currently turned off.

  2. Diagnose and quote

Where needed we look at the problem in person, trace the cause and explain what needs doing and why. You then get a free, no-obligation quote for the work, so you know what you are agreeing to.

  3. Isolate and prepare

We find the right shut-off, isolate the section we are working on, protect your floors and drain down only what is necessary. If there is no isolation valve, we may fit one first.

  4. Repair or install

The faulty pipe, fitting or fixture is repaired or replaced using proper fittings, with clips and supports fitted. New pipework goes in neatly and where it can still be reached later.

  5. Test and handover

We refill, check every joint under pressure, bleed radiators and test taps, waste and flow. Before leaving, we tidy up and show you where the isolation valves and stopcock are.

What affects the quote

We do not publish prices because no two homes are the same. Here is what moves the number, so you know what to expect when you ask.

  1. 1

    Repair, replacement or new pipework

Fixing one dripping joint is far less work than replacing a run of pipe or adding new supplies to a new room. The wider the scope, the more materials and time the job needs.

  2. 2

    Access to the pipes

Pipes under open floorboards or behind a basin panel are easy to reach. Pipes under tiled floors, behind fitted units or inside plastered walls mean lifting, cutting and making good, which adds work.

  3. 3

    Pipe type and condition

Old, corroded or mixed-metal pipework can be difficult to work on, because fittings may fail when disturbed. Modern plastic and copper are easier. We tell you what we find and what the options are.

  4. 4

    Parts and fittings

Special taps, designer radiators, matching valves and older fittings take longer to source and fit. Tell us whether you are supplying them, and send a photo of the existing ones so we can check sizes.

  5. 5

    How many jobs at once

Several small jobs done together need less set-up time than the same jobs done on separate visits. Give us a list, including the minor things, and we plan the visit around them.

  6. 6

    Tanks, cylinders and photos

Replacing a tank, cylinder or pump depends on its size, position and the pipes around it. Photos of the problem, the pipes nearby and any labels, plus rough measurements, let us quote accurately before we visit.

Your type of home

Plumbing advice by property type

Older and newer homes throw up different surprises. Here is what we look out for.

Victorian & Edwardian terraces
Pipework in older terraces often runs through notched joists and under timber floors, so leaks can show up as ceiling stains far from the source. Waste stacks may be old and cast iron, and the stopcock can be in a cellar or under the stairs. We trace carefully before lifting anything.
Georgian & period properties
Check if the building is listed or in a conservation area before cutting into historic plaster, joists or panelling for new pipes. Surface-run copper is sometimes the better route. Large old rooms can have long pipe runs, so keeping isolation valves reachable matters.
Stone cottages & farmhouses
Thick stone walls make running new pipes difficult, so routes often go through floors and voids instead. Pipes in outbuildings, lofts and unheated rooms are prone to freezing and need lagging. If your water supply is private or you use a septic tank, tell us when you message.
1920s–30s semis & detached homes
Original pipework in 1930s homes is often old, and some may still have a lead supply pipe. If you see a dull grey, soft pipe where the water enters, tell us and check with your water company. Pipework to the kitchen often runs under a solid floor, which makes changes harder.
1950s–70s estate homes
Original radiator valves, taps and isolation valves have often seized or started to weep by now, and it is best to replace them while a section is isolated. Airing cupboards and standard layouts make pipework easy to follow, but old fittings can fail when disturbed, so we allow for it.
Modern & new-build homes
Pipework is mostly plastic with push-fit connectors, hidden in stud walls, floor voids and boxing. Leaks tend to start at joints, so we check accessible connections and access panels first. Tight tolerances mean replacement taps and radiators are best matched to the existing pipe positions.
Flats & apartments
Check your lease and ask the managing agent who is responsible for which pipes, and about working hours and shutting off the building’s water. Find your isolation valves in advance. A leak affects neighbours, so tell them quickly. We work around shared stacks and limited access.

Questions

Plumbing FAQs

How does a plumbing quote work?

Quotes are free and carry no obligation. Send photos or a short video of the problem on WhatsApp, with the pipes around it and any labels. For small jobs we can often tell you what we think from the photos, and for anything bigger we visit first, then give you a written quote setting out the work.

How long does a typical plumbing job take?

It depends on the job, how easily we can reach the pipes and what condition they are in. A tap swap is quick, while tracing a hidden leak or running new pipework takes longer. We give you an honest estimate when we quote, and tell you if we find anything that changes it.

What should I do if I find a leak?

Turn off the water at the nearest isolation valve, or the main stopcock if there is not one, and mop up what you can. Keep water away from electrics and do not touch sockets if they are wet. Then send us photos or a short video and we will tell you what we think is going on.

Do you fit and move radiators?

Yes, we fit, move and replace radiators, including new valves and pipework. Tell us the size you have now and whether you want the same position or a new one. Photos of the wall and the pipes below the radiator help us plan the work.

Can you plumb in a washing machine or dishwasher?

Yes, we connect washing machines and dishwashers to the water supply and waste, fitting isolation valves so you can shut them off. It is common when moving appliances or fitting a new kitchen. A good trap and waste connection stops leaks and smells.

Do you take on small plumbing jobs?

Yes, no job is too small. Replacing a tap, fitting an isolation valve, fixing a dripping connection or swapping a toilet fill valve are all things we are happy to do. If you have several small jobs, send a list and we can plan them into one visit.
